The Property Management Window allows you to account for property management expenses.  Since property managers bill in a variety of different ways, the program asks you several questions, the answers to which should narrow down your choices appropriately and allow you to provide meaningful data.

The first question is whether you will employ the services of a property manager or manage the property yourself.  If you indicate that you will be managing the property yourself, you will be asked no further questions, since you won't be paying property management expenses.  (You may wish to account for your time if you're doing your own property management.  You may do so by determining what your time is worth and including that in the "Other" expense category on the Income and Expenses Window.)

If you indicate that you will be employing a property manager, you are then asked how they will bill you; a percentage of collected rent, a percentage of scheduled rent, or a flat fee per a given frequency.

The last question concerns how your property manager will bill you to fill a vacancy. They may bill you either a number of months rent (or a fraction of a month), or simply a flat fee.
